* NOTE ON HOA FEES: Since January 2019, the boards increase fees when Metro Nashville does their property reassessments (now every 3 years) to make the changes less frequent and easier to know total cost-of-living changes. When this happens, the HOAs analyze operating and reserve funds, including conducting a professional reserve study.
Future projection: On November 25, 2025, the boards projected monthly assessments will rise to AT LEAST the following amounts beginning on January 1, 2029. This is only an estimate, not an approved level. Final fees could be HIGHER and will be based on budgets prepared in Fall 2028.
Condominiums: $411 per month ($4,932 per year)
Townhouses: $415 per month ($4,980 per year)
These amounts include the Master Association projection of $146 per month ($1,752 per year).
