* NOTE ON HOA FEES: Since January 2019, the boards have approved larger, less frequent increases on a predictable schedule.
The increase is scheduled to occur with the Metro Nashville 4-year property reassessments to make it easier for homeowners to forecast the total cost of living in four (4) year blocks. When this happens the HOAs will analyze operating and reserve funds, including conducting a professional reserve study.
Our early projections for the next fee change on January 1, 2026 are:
Condominiums: $254 - $270 per month
Townhouses: $244 - $256 per month
This is setup based on the best predictions at the time of the fee changes. The unexpected can occur, and future boards can make new decisions. We are hopeful we can keep to this plan, but this is not a legal binding commitment.
