* NOTE ON HOA FEES: Since January 2019, the boards have approved larger, less frequent increases on a predictable schedule.
The increase is scheduled to occur with the Metro Nashville 4-year property reassessments to reduce how often owners' total cost of living may change. When this happens, the HOAs analyze operating and reserve funds, including conducting a professional reserve study.
The minimum monthly assessments projected to begin on January 1, 2026 are (revised on June 17, 2024):
Condominiums: $320 per month
Townhouses: $325 per month
This is setup based on the best predictions at the time of the fee changes. The unexpected can occur, and future boards can make new decisions. We are hopeful we can keep to this plan, but this is not a legal binding commitment.
